Turkey June First-Sale Housing Rises 23.1 Percent As Mortgage Deals Reach A One-Fifth Share

Turkey’s June sales release shows a credit-supported rebound with a still-weak half-year base. TurkStat’s July 17 bulletin reported 129,979 home sales in June, up 15.8% year on year, including 43,406 first-sale homes and 25,993 mortgaged sales.

First Sales Improved

First-sale housing rose 23.1% from June 2025 and represented 33.4% of total home sales. That gives developers a stronger June reading after a difficult May, but the January-June first-sale total was up only 0.8%.

Mortgages Are Back In The Mix

Mortgaged home sales jumped 72.1% year on year to 25,993, equal to 20% of total sales. That shift matters in Istanbul, Ankara and Izmir because credit availability can quickly change buyer urgency and developer campaign strategy.

Foreign Sales Remain Small

Foreign buyers purchased 2,015 homes in June, up 20.1% year on year but only 1.6% of total sales. Russian, Ukrainian and Iranian buyers led by nationality, showing overseas demand is visible but not the main national driver.

Outlook

Turkey’s second-half market depends on whether June’s mortgage momentum survives higher household costs. Developers can take encouragement from first-sale growth, but half-year totals still argue for cautious pricing.

For Turkey, the immediate check is whether the reported movement appears in signed contracts, lender approvals, permits, title records, or completed handovers rather than only asking prices.
