Limassol Drives Record Cyprus Half-Year as Property Sales Cross 10,000 Contracts

Cyprus has posted its strongest first half in modern property-market records, with 10,007 sale contracts deposited between January and June. The local story is led by Limassol, which recorded 3,264 contracts over the half and 727 in June alone.

Limassol Took The Largest Share Of Value

The value of completed transfers reached about EUR2.23 billion in the first half, with Limassol accounting for roughly EUR906 million. That is about 41 cents of every euro transferred nationally, confirming the city’s role as the island’s liquidity centre for apartments, coastal homes and investor-grade stock.

Paphos Remains The Foreign-Buyer Magnet

Paphos grew fastest in the first-half count and remained the most internationally exposed district. Foreign buyers placed 4,151 properties under contract across Cyprus, with Paphos ahead of Limassol and Larnaca. The split shows that local Cypriot buyers and foreign capital are not chasing exactly the same geography.

Apartments Are Pulling Prices Higher

The latest Central Bank residential property index cited in local analysis showed apartment prices rising much faster than house prices. That aligns with where demand is concentrated: compact urban and coastal stock that suits investors, smaller households and overseas buyers seeking manageable ownership.
