Dubai’s latest weekly dashboard shows why transaction count alone is no longer enough. DXB Interact reported 3,210 sales for the week ending July 23, up 15.2 percent by volume, while the weekly value was about AED 6.6 billion and down from the prior comparison in a separate weekly report.

More Deals Can Still Mean Softer Value

A week with higher volume but lower total value points to mix change. If smaller apartments or lower-ticket off-plan units dominate, transaction count can look healthy while investors become more cautious about high-value assets.

June Set Up The Question

DXB Interact’s June report already showed villa weakness and commercial resilience. July weekly data now needs to show whether residential buyers are rotating to affordable apartments or simply waiting after a heavy launch cycle.

Price Per Square Foot Needs Context

A weekly price-per-square-foot move can be distorted by which areas and projects traded. Business Bay, JVC, Dubai Marina, Palm Jumeirah and new suburban communities cannot be read as one market.

Outlook

Dubai’s second-half market should be judged by category and area mix. Strong weekly deal counts are useful, but investors need recurring value depth in the segments they actually plan to buy.

Local Watchpoint

For Dubai (UAE), the immediate watchpoint is whether this local signal converts into signed transactions, approved financing, leases or completed works rather than only stronger listing language. Buyers should compare DXB Interact, weekly sales, off-plan property with recent registered prices, rental evidence, service charges and title documents before committing capital.
