Camden House Prices Fall 6.2 Percent While London Rents Keep Rising In ONS July Data

The UK’s July housing data show London moving in two directions at once. ONS local figures put Camden’s average house price at GBP806,000 in May 2026, down 6.2% from a year earlier, while average London private rent rose 2.2% to GBP2,302 in June.

Camden Is Weaker Than London Overall

Camden’s annual house-price fall was steeper than London’s 3.7% decline. First-time buyer prices in the borough were also down, at GBP707,000, showing that even lower-entry Camden purchases remain far above national affordability while still adjusting downward.

Rents Did Not Fall With Prices

Camden average private rent was GBP2,791 in June, broadly flat from a year earlier, while London as a whole rose to GBP2,302. The split matters for landlords and tenants: capital values can soften while rental costs remain elevated because supply is still tight.

National Rent Growth Has Cooled

ONS reported UK average private rent at GBP1,388 in June, up 3.3% year on year. England rose 3.4%, Wales 4.9% and Scotland 1.3%, confirming that London is no longer the only affordability pressure point.

Outlook

London buyers should keep using borough-level data rather than citywide averages. Camden’s price fall may improve negotiation room, but flat-to-rising rents mean tenants still face limited immediate relief and landlords can still underwrite income in well-located flats.
