Turkey’s June housing rebound has a credit signal behind it. TurkStat’s July 17 housing sales bulletin<\/a> reported 129,979 home sales in June, including 25,993 mortgaged sales and 43,406 first sales.<\/p>\n

Mortgage Share Improved<\/h4>\n

Mortgaged transactions made up about one-fifth of June sales. That matters because credit participation can support broader household demand, whereas cash-only rebounds often favour investors and high-income buyers.<\/p>\n

First Sales Help Developers<\/h4>\n

First-sale homes represented 33.4% of transactions and rose 23.1% year on year. Developers in Istanbul, Ankara and Izmir can use that as a better signal than total sales alone, but half-year first-sale growth remains modest.<\/p>\n

Foreign Demand Is Still Concentrated<\/h4>\n

Istanbul remains the main foreign-buyer market, but foreign sales have been softer than previous peaks. Developers targeting overseas buyers still need to compete on currency risk, title clarity and rental depth.<\/p>\n

Turkey’s second-half market needs mortgage momentum to persist. If credit remains available, first-sale absorption can improve; if rates or inflation expectations turn again, June’s rebound may prove temporary.<\/p>\n

The next signal is whether June’s mortgage share can hold through summer. Istanbul developers benefit from first-sale momentum, but if credit tightens again, buyers may retreat to smaller units, resale discounts or inflation-hedged cash purchases. Foreign-buyer activity should also be checked separately, since headline sales can rise while overseas demand remains concentrated in only a few districts.<\/p>\n
