The CRA coefficient is a practical number for lease renewals and rent adjustments, especially in a market where many contracts are indexed. June’s 1.0377 reading gives landlords and tenants a concrete reference rather than relying only on portal asking rents.<\/p>\n
INGAR’s June index placed the citywide apartment median at USD2,561 per square metre and a 6.0% gross yield. Piedras Blancas led published apartment yields at 11.8% gross, while Golf and Puerto Buceo stayed near the top of the price table above USD3,900 per square metre.<\/p>\n
Golf, Puerto Buceo and Villa Biarritz remain lifestyle and capital-preservation markets. Piedras Blancas, Cerro and Colon offer lower entry prices and higher estimated yields, but investors must check liquidity, maintenance and tenant demand more carefully.<\/p>\n
Montevideo’s second-half rental market should be read through both official CRA adjustments and neighborhood yield spreads. Renewal math is national, but investment returns are highly local and depend on whether lower-cost districts can maintain tenant quality.<\/p>\n
