Cyprus’s record first half is increasingly a district story. Department of Lands and Surveys data cited by local analysis show June contracts up 27% islandwide, but Limassol surged 64% to 727 contracts while Paphos retained the strongest foreign-buyer concentration.<\/p>\n
Limassol’s 727 June contracts compared with 444 a year earlier, making it the largest local contributor to the June acceleration. The city also led the half-year value table, accounting for EUR906 million of the EUR2.23 billion in completed-transfer value reported for Cyprus.<\/p>\n
Foreign purchasers made 247 of Limassol’s June transactions, roughly one in three. That is significant, but it also means Cypriot buyers still anchored about two-thirds of local contracts. Developers who price only for overseas capital risk missing the domestic affordability constraint.<\/p>\n
Paphos recorded 361 June contracts and led first-half foreign-buyer volume with 1,401 properties. Its foreign share is structurally different from Nicosia and even Limassol, which makes coastal stock, lifestyle demand and residency-linked purchases central to the district’s pricing.<\/p>\n
Cyprus should enter late summer with liquidity, but the pressure point is affordability. Limassol can keep leading if local buyers stay active; Paphos depends more heavily on international demand remaining broad-based and on developers keeping compact apartment stock within realistic mortgage budgets.<\/p>\n
