NBS June Table Shows Wuxi And Xuzhou Resale Gains While First-Tier Cities Still Carry Annual Discounts

China’s June price table is giving buyers a city-by-city signal rather than a simple first-tier recovery story. The National Bureau of Statistics 70-city release showed second-hand prices up month on month in Wuxi and Xuzhou, while Beijing, Shanghai, Guangzhou and Shenzhen remained below year-earlier resale levels.

Monthly Gains Are Spreading Selectively

Wuxi’s resale index rose to 100.2 and Xuzhou’s to 100.1 on a month-on-month basis. Those small moves matter because second- and third-tier cities have lagged the first-tier stabilization narrative and are harder to support through premium launch mix.

First-Tier Discounts Have Not Disappeared

Beijing resale prices were still only 94.5% of the year-earlier level, Shanghai 96.8%, Guangzhou 94.7% and Shenzhen 95.9%. Monthly gains therefore sit beside a large annual correction that sellers have not fully recovered.

Contract Data Drives New-Home Measures

NBS notes that new-home price surveys use online contract-signing data from local real estate departments, while resale data uses agency and platform reports plus field collection. That makes the two series useful for different buyer questions.

Outlook

China’s summer market should be read through whether smaller monthly gains in places like Wuxi and Xuzhou persist. A durable resale turn beyond the first-tier cities would matter more than another short burst of developer incentives.

For China, the immediate check is whether the reported movement appears in signed contracts, lender approvals, permits, title records, or completed handovers rather than only asking prices.
