Resale transactions rose from 3,225 in Q1 and accounted for 62% of all private-home sale transactions in Q2. That shows buyers were active outside new launches, likely weighing ready homes, school access and immediate occupancy against developer pricing.<\/p>\n

Non-Landed Prices Split By Region<\/h4>\n

Non-landed private prices fell 0.1% overall, but the Core Central Region rose 1.8% while the Rest of Central Region declined 1.2% and the Outside Central Region slipped 0.1%. Segment-level pricing matters more than the national index.<\/p>\n
