Mumbai’s first-half housing market looks stable at the metro level but sharply different by micro-market. Knight Frank India data cited in local reporting put H1 2026 Mumbai sales at 47,355 units, up 1%, while launches rose 8% to 49,161 units and unsold inventory fell 4%.<\/p>\n
The local issue is not just the MMR total. Thane had one of the largest unsold inventory pools, at 36,116 units, and the highest quarters-to-sell at 17.4. That means buyers in Thane may have more negotiating room than the headline sales growth implies.<\/p>\n
Panvel posted the strongest reported 12-month price increase among selected locations, at 9%, followed by Borivali at 7% and Kharghar, Andheri and Bandra West at 6%. Infrastructure access and relative affordability continue to pull buyers toward outer and western nodes.<\/p>\n
Unsold stock in the INR2 crore to INR5 crore segment rose 22% even while lower-price bands declined. That points to a market where developers are adding higher-ticket supply faster than every buyer can absorb, particularly in locations with long commute or weak immediate amenities.<\/p>\n
Mumbai’s second half should favor projects with realistic ticket sizes and strong transit links. Thane sellers need patience, while Panvel and Kharghar will be tested by whether recent price gains still fit household budgets.<\/p>\n
