Canada’s June resale data show a split local recovery. CREA reported national home sales up 0.5% from May, while market updates showed Ontario transactions improving in Toronto, Hamilton, Niagara and Windsor even as benchmark prices in Greater Toronto and Greater Vancouver remained down from a year earlier.<\/p>\n
The Ontario signal matters because several major markets saw sales rise on both monthly and annual measures. That does not mean sellers have regained 2022 leverage, but it does show buyers are returning where price cuts, mortgage stability and more listing choice have improved the negotiation math.<\/p>\n
June benchmark references put Greater Vancouver near CAD1.085 million, down about 6% year on year, and Greater Toronto near CAD930,800, down about 5.3%. Those declines are meaningful in Canada’s most expensive markets, but they are discounts from very high bases rather than broad affordability resets.<\/p>\n
Montreal’s benchmark price was still positive year on year, while Winnipeg also showed gains. That makes the national 0.5% sales increase a composite of very different local markets: expensive coastal weakness, central Canadian stabilization and smaller-market resilience.<\/p>\n
July will be about inventory absorption. If Ontario sales keep firming while Vancouver and Toronto listings stop rising, price declines may narrow; if borrowing costs move higher again, the improvement could remain shallow.<\/p>\n
