According to the most recent report from the National Association of \nRealtors, a total of 5,250,000 existing homes were sold in 2015, along \nwith 510,000 newly constructed homes.<\/p>\n\n\n\n

With so many homes on the market, how do you make sure your listing isn\u2019t drowned out by all the noise?<\/p>\n\n\n\n

It\u2019s not an easy task to market your listing in a way that will get \nit noticed. Below are some relatively simple real estate listing tips \nfor getting that listing noticed, and sold, faster.<\/p>\n\n\n\n

1. Use good SEO practices<\/h4>\n\n\n\n

Search engine optimization is essential for getting your listing \nnoticed online. You need to conduct thorough keyword research and choose\n the right keywords\u2014or, phrases that very narrowly define your listing \nso that the niche audience you\u2019re going for will find it in search \nresults.<\/p>\n\n\n\n

As a real estate agent, you\u2019ll want to use keyword phrases between \ntwo to four words long that ideally include location terms such as the \ncity, state, or neighborhood where your listing is located. Put yourself\n in the customer\u2019s position, and figure out what they\u2019re likely \nsearching for. Then, work that keyword phrase into your listing and \nmarketing materials.<\/p>\n\n\n\n

2. Take excellent photos<\/h4>\n\n\n\n

If you really want your listing to be noticed, a mind-blowing photo \nof that backyard pool or huge gourmet kitchen is really going to get \neyeballs.<\/p>\n\n\n\n

4. Share your listing on social media<\/h4>\n\n\n\n

I don\u2019t have to tell you just how important social media is in marketing in today\u2019s world. So why aren\u2019t you doing it?<\/p>\n\n\n\n

Maybe you aren\u2019t really sure how. It\u2019s daunting to figure out ways to\n cut through the clamor of social media in a meaningful way. But chances\n are, you already have a social media account set up\u2014maybe it\u2019s \nFacebook, maybe it\u2019s Twitter\u2014where you\u2019re connected with a lot of \nfriends and family, or even colleagues.<\/p>\n\n\n\n

A quick, simple post letting people know your listing exists, as well\n as a plea for any tips on someone who may be in the market, can be an \neffective way of finding that elusive client.<\/p>\n\n\n\n

5. Reach out to your personal network<\/h4>\n\n\n\n

Sometimes it\u2019s best to get away from the computer and into the real world to market your listing.<\/p>\n\n\n\n

The great thing about real estate is that everyone is a potential \ncustomer. Start with people you know. Meet friends or family for coffee \nand talk about your listing. Perhaps they know someone who is in the \nmarket.<\/p>\n\n\n\n

Leave no stone unturned. The more people you contact about your \nlisting, the more likely you are to eventually find someone with real \ninterest in it.<\/p>\n\n\n\n

Connections are absolutely vital in the real estate business, and the\n connections you make with this listing could lead to opportunities down\n the road as well.<\/p>\n\n\n\n

6. Cold call and knock on doors<\/h4>\n\n\n\n

Take action and create a list of clients you\u2019ve sold to in the past, \nand give each of them a call to see if they know someone who would be \ninterested in your listing.<\/p>\n\n\n\n

8. Host an open house<\/h4>\n\n\n\n

Someone out on a leisurely Sunday drive through the neighborhood sees\n the bright balloons and the \u201copen house\u201d signs, and says, \u201cWhy not?\u201d<\/p>\n\n\n\n

Open houses are a great way to get people who are from the area and \nin the market for a home to check out your listing. And there\u2019s no \nbetter marketing than actually showing someone the inside of a house \nrather than just a few photos. It\u2019s also a great way to build your \nnetwork\u2014even if they don\u2019t want to buy this home, you\u2019ve found someone \nwho\u2019s interested in buying a home.<\/p>\n\n\n\n

9. Persevere<\/h4>\n\n\n\n

Making a sale in real estate is all about persistence. It\u2019s cold \ncalling and knocking on doors. It\u2019s having hundreds of conversations \nwith people who may never buy from you. It\u2019s following up and following \nup and following up with that home buyer that doesn\u2019t quite have the \nnerve to push ahead with such a big decision.<\/p>\n\n\n\n

The difference between a successful real estate agent and someone \njust selling enough to get by has nothing to do with a magic formula and\n everything to do with their perseverance to get out there and do the \nhard, grinding work to make a sale happen, day after day.<\/p>\n\n\n\n

But it gets easier: the more sales you make and the more \nrelationships you forge, the less effort you\u2019ll have to make to get your\n real estate listing seen in the future.<\/p>\n\n\n\n
