Dubai's June market was weaker in value but not uniformly weak. DXB Interact's July 25 June 2026 report<\/a> says apartment, villa and commercial sales volume fell 16% year on year, while commercial deals rose 21% to their highest June volume since 2014.<\/p>\n

Villas Drove The Pullback<\/h4>\n

The report puts villa sales at 1,522, down 50% in volume and 60% in value. That is a sharper signal than the headline total because Dubai's villa market had carried much of the pandemic-era wealth migration story.<\/p>\n

Commercial Demand Is Doing Different Work<\/h4>\n

Commercial transaction volume rose to 477 deals and AED2.33 billion in value. That suggests business formation, small-office demand and investor rotation are supporting a different part of the market while some residential buyers step back.<\/p>\n
