The June rebound is a change from the first-quarter slowdown that hit Riyadh hardest. Higher transaction counts suggest buyers are returning where prices and mortgage terms now work, but the recovery is not automatically uniform across cities or unit types.<\/p>\n
GASTAT reported the overall real estate price index up 1.3% year on year in Q2, with residential prices up 2.6%. The residential rise was driven mainly by plot prices, which increased 6.3%, while apartment prices rose 1.1% and villas declined.<\/p>\n
REGA’s platform keeps Riyadh, Dammam, Jeddah and other markets visible through daily and historical transaction data. In a city where Ar Rimal and other growth districts can dominate land activity, investors need neighborhood-level data rather than a national average.<\/p>\n
Saudi housing demand looks healthier than it did early in the year, but villa price weakness should keep developers cautious. Land-led gains are useful only if end-user homes can be delivered at affordable tickets.<\/p>\n
