Buenos Aires rental pressure is spreading unevenly across the metro area. A June 2026 Mercado Libre and Universidad de San Andres survey reported AMBA house rents up 30.5% year on year and apartment rents up 24.1%, with GBA Sur house rents rising the fastest at 38.6%.
GBA Sur Is The Sharpest Rent Signal
The useful local signal is not the AMBA average. House rents rose 34% in CABA, 29.3% in GBA Norte, 38.6% in GBA Sur and 31.8% in GBA Oeste. That puts southern suburban houses ahead of the capital and northern corridor, a sign that households priced out of central apartments are still competing for family-sized space.
Apartments Are Rising More Slowly
Apartment rent increases were lower than house increases in every reported zone, with CABA at 32.6%, GBA Norte at 22.2%, GBA Sur at 27.2% and GBA Oeste at 26.2%. For brokers, that split changes tenant matching: smaller units remain expensive, but families looking for outdoor space face the sharper squeeze.
Monthly Moves Show A Cooling Pace
The same survey showed monthly apartment increases of 1.6% in CABA and GBA Norte, 0.7% in GBA Sur and 0.8% in GBA Oeste. Those smaller monthly steps suggest landlords are still repricing, but the post-deregulation surge is meeting household income limits.
Outlook
The second-half AMBA market should be judged by suburban house absorption rather than capital-city apartment headlines alone. If GBA Sur rents keep leading, tenant demand is likely to push farther toward transit-linked but still cheaper municipalities.
