Metro Manila’s condominium market is liquid but still oversupplied. The Philippine News Agency reported Leechiu Property Consultants’ H1 findings, including 7,255 units of demand<\/a> in Q2 and 82,900 units of inventory across 616 active buildings.<\/p>\n

Demand Is Real But Not Enough<\/h4>\n

A 7,255-unit quarterly demand figure shows buyers have not disappeared. The problem is that the sales board remains large, so developers still need incentives, smaller unit strategies and better financing support to move stock.<\/p>\n

Inventory Is Building Specific<\/h4>\n

Metro Manila’s 616 active condominium buildings do not compete equally. Bay Area projects, Makati fringe towers, Quezon City stock and southern commuter locations each face different rental, resale and occupancy conditions.<\/p>\n
