Turkey’s June housing data shows a rebound that needs two separate reads: local credit demand and foreign-buyer concentration. TurkStat reported 129,979 home sales in June, with 25,993 mortgaged sales and Istanbul remaining the leading province for sales to foreigners.<\/p>\n
Mortgaged transactions represented roughly one-fifth of June sales. That is important because a credit-supported market can include more households than a cash-only rebound dominated by investors.<\/p>\n
First-sale homes reached 43,406 in June and rose year on year. Developers in Istanbul, Ankara and Izmir can use that as evidence of new-stock demand, but affordability still depends on rates and inflation expectations.<\/p>\n
Istanbul continues to dominate overseas purchases, followed by other familiar foreign-buyer markets. That concentration means resort or secondary-city developers cannot assume national foreign demand will support their projects.<\/p>\n
Turkey’s second-half market needs mortgage participation to persist. If credit weakens, June’s rebound may narrow back toward cash buyers and the most liquid Istanbul submarkets.<\/p>\n
For Turkey, the immediate watchpoint is whether this local signal converts into signed transactions, approved financing, leases or completed works rather than only stronger listing language. Buyers should compare Istanbul property, TurkStat, foreign buyers with recent registered prices, rental evidence, service charges and title documents before committing capital.<\/p>\n
