Bangkok's mid-year housing data show fewer projects but larger and more expensive launches. AREA's July 23 update reported 97 new residential projects in the first half of 2026, down 15.7% from a year earlier, but 17,045 launched units and a project value of THB152.742 billion.<\/p>\n
AREA calculated that the average first-half project had about 176 units, up from 135 a year earlier, while average unit price rose from THB7.172 million to THB8.906 million. That is a clear shift toward larger developments and higher ticket sizes.<\/p>\n
AREA reported 26,780 units sold in the first half, with condominiums accounting for 14,439 units, or 53.9% of all units sold. Condos also represented THB70.407 billion of sales value, showing they remain the most liquid Bangkok residential product despite heavy stock.<\/p>\n
As of mid-2026, AREA estimated 210,112 unsold residential units in Bangkok and surrounding areas, equal to 49.5 months of absorption if no new projects were launched. Townhouses were the largest stock category, ahead of condominiums and single-family houses.<\/p>\n
Bangkok's second half may improve, especially with developers such as AP planning new launches, but buyers will remain price-sensitive. Projects under the main affordability thresholds should outperform premium stock with weak financing support.<\/p>\n
