Singapore's July 24 URA release gives buyers a fresh official reset. Overall private residential prices rose 0.5% in Q2 2026, slower than the 0.9% gain in Q1, while the government confirmed 4,745 private residential units on the H2 Confirmed List.<\/p>\n
The 0.5% Q2 increase brought first-half price growth to 1.4%, below the 1.8% gain recorded in the first half of 2025. That signals a still-rising but more measured market, where buyers should be less willing to chase every launch premium.<\/p>\n
URA reported 3,813 resale transactions in Q2, up from 3,225 in Q1. Resales accounted for 62% of all sale transactions, compared with 59.6% in the previous quarter, showing that buyers are using completed stock as a comparison point for new-launch pricing.<\/p>\n
The H2 Confirmed List adds 4,745 units and brings full-year confirmed supply to 9,320, more than 50% above the 10-year annual average. URA also pointed to about 60,600 private homes, including ECs, expected to be completed over the next few years.<\/p>\n
Singapore's second-half market should remain disciplined. Developers can still sell well-located projects, but buyers now have official evidence of slower price growth, a larger resale market and sustained GLS supply.<\/p>\n
