Dubai's latest weekly reading shows more deals but lower total value. DXB Interact's market summary for the week ending July 20, 2026 reported 3,210 sales transactions, up 15.2%, while total sales value fell 22.63% to AED6.6 billion.
More Deals Did Not Mean More Value
The divergence is important because Dubai's market can look strong or soft depending on whether an analyst reads volume or dirham value first. A higher transaction count alongside lower total value usually points to a different product mix, smaller tickets or fewer trophy closings.
Price Per Square Foot Still Edged Higher
The same weekly dashboard put average price at about AED1,700 per square foot, up 1.29%. That suggests the value decline was not necessarily a broad price cut; it may reflect fewer high-value villa, land or branded-apartment deals in the mix.
Early July Was Already Area-Specific
Recent DLD-based analysis showed Dubai South carrying very high transaction volume without matching price acceleration, while Creek Harbour, Downtown, Business Bay and Dubai Marina sent different signals. The July 20 week fits that same pattern: local mix matters more than a single Dubai headline.
Outlook
Dubai buyers should use weekly data as a filter, then verify by community, building and completion status. Off-plan-heavy districts can keep volume high, but ready-home pricing will depend on actual end-user depth.
